Electrical Inspection

The inspection covers all accessible areas of your home, including attics and basements where wiring is often visible. In these areas, we check for improper splices made outside of junction boxes, which are a common fire hazard. We look for physical damage to cables from pests, staples driven too tightly, or other sources. We also check the electrical connections for major appliances like your furnace, air conditioner, and water heater. Our comprehensive approach ensures that no stone is left unturned in the search for potential electrical safety issues. We are meticulous because we know that even a small, hidden defect can pose a significant risk.

For those buying or selling a home in East Canton, an independent electrical inspection is an invaluable tool. For sellers, it allows you to identify and address any issues beforehand, which can streamline the sales process and increase buyer confidence. For home buyers, an inspection provides critical information about the safety and condition of a property before you make the final purchase. A general home inspector may point out a few electrical issues, but only a licensed electrician can provide a truly in-depth assessment. This can save you from unexpected and expensive electrical repairs after you move in and protect you from buying a home with serious hidden dangers.

After our inspection is complete, we provide you with a detailed, easy-to-understand written report. This report outlines everything we examined and clearly documents any findings or areas of concern. We categorize our findings based on severity, from critical safety hazards that require immediate attention to minor code corrections or recommendations for future upgrades. We include photographic evidence of any significant issues to help you understand the problem. Our electrician will walk you through the report, answer any questions you have, and provide a clear, prioritized action plan for addressing any deficiencies we discovered.

I called Gragg Electrical Services, LLC to come out regarding my dryer outlet not getting enough power. They were able to get me on the schedule the next day at no additional charge! Cory Boosz came out timely and found the issue. He kindly explained what was going on and some potential solutions. Cory did a great job fixing the problem and didn’t even have to turn the power off so I could continue working. He also cleaned up after he was finished. Thank you Cory and Gragg for providing us with kindness and relief during a difficult time. I will definitely be using this company again.

My hot tub installation required a dedicated 240 volt circuit run from the main panel out to the back deck and I wanted it done correctly and safely. Gragg Electrical handled the whole thing including the disconnect box and weatherproof cover, pulled the permit, and the inspector actually complimented the quality of the work during the walkthrough. I have heard stories about hot tub wiring done wrong and I am glad I was not one of them. Brandon and his crew take the safety side of this work seriously and it shows.

We just finished a detached garage build and needed the whole structure wired from the subpanel to the outlets and lighting. The electrician from Gragg was efficient, clearly experienced with this type of work, and the finished product looks exactly like what I had pictured. Everything is properly grounded, the circuits are sensibly distributed, and it passed the electrical inspection without a single correction. For a project I was a little nervous about managing it went about as smoothly as possible.

The lights in my living room had been flickering intermittently for months and two different electricians had looked at it without finding the cause. Gragg Electrical spent the time to actually trace the issue back to a loose neutral connection at the panel that had been creating voltage fluctuations throughout the circuit. Problem solved on the first real diagnosis. Sometimes you just need someone who is willing to look harder and these guys did exactly that.

Our kitchen renovation required running new circuits for a double oven and an island with dedicated outlet circuits and Gragg Electrical coordinated seamlessly with the rest of our contractors. The rough in work was done on schedule, the inspector had zero notes, and the finish work after drywall was clean and precise. My contractor told me they were the easiest sub on the whole job and that kind of professionalism ripples through an entire project.

We had an issue where we lost power due to the neutral wire breaking on the side of the house. I called Gragg Electric and they were able to send someone out within a few hours. We ended up needing to have not only the wire replaced, but the meter box and additional grounding installed to bring it up to current code. Everyone at Gragg Electric was very kind and professional and worked quickly to get our power restored. I would highly recommend them.

We had a recurring problem with loss of power to part of our house that was all on the same circuit. We had a subscription with another company, but when we called they couldn’t get us an appointment for several weeks. We called Gragg and they came out in 3 days. We had a technician name Cory, who was very knowledgeable and diagnosed and fixed the problem very quickly. He explained the problem in terms I could understand. He was competent and friendly to boot. You could tell he loved his job too.

Most Common Electrical Inspection Questions

An electrical inspection is a proactive step toward ensuring your home’s safety, but many homeowners are unsure what to expect. Understanding the process and its benefits can provide clarity and confidence. Here are answers to the most common questions about home electrical inspections.

The recommended frequency for a professional electrical inspection depends on several factors, including the age of your home and your specific circumstances. As a general guideline for homeowners, having a complete electrical inspection performed every five to ten years is a wise proactive safety measure. This allows an electrician to identify any degradation or developing issues before they become serious hazards. However, there are specific life events that should always trigger an inspection, regardless of when the last one was performed. These include when you are purchasing a new home, before you sell your current home, or after your home has undergone a major renovation.

There are also several warning signs from your electrical system that should prompt you to schedule an inspection immediately. If you live in a home that is over 40 years old, its wiring system is likely outdated and should be thoroughly evaluated. If you constantly experience tripping circuit breakers or blowing fuses, it is a sign of an overloaded system or a fault that needs investigation. Other red flags include flickering or dimming lights, a persistent burning smell from an outlet or switch, or buzzing sounds from your electrical panel. Any of these symptoms warrant a professional inspection to diagnose the underlying cause.

Ultimately, an electrical inspection is about risk management and peace of mind. While there are general timelines, the decision to get one is also personal. If you are planning to add a major new appliance, such as a hot tub or an electric vehicle charger, an inspection is necessary to ensure your panel can handle the load. If you have any concerns at all about the safety of your home’s wiring, do not hesitate to schedule an inspection. A proactive checkup from a licensed electrician is always less expensive and stressful than dealing with the consequences of an electrical fire or other major failure.

The primary difference between a general home inspection and a dedicated electrical inspection lies in the depth and expertise of the evaluation. A general home inspector is a jack-of-all-trades who examines all the major systems of a house, including the roof, foundation, plumbing, HVAC, and electrical. While they provide a valuable broad overview of the property’s condition, they are not specialists in any one area. Their electrical evaluation is typically limited to a visual survey. They will test outlets, flip switches, and visually inspect the main panel, but they usually will not remove the panel cover for an internal inspection.

A dedicated electrical inspection, on the other hand, is performed by a licensed and experienced electrician who is a specialist in their field. Their evaluation of the electrical system is far more thorough and technically detailed. The electrician will remove the cover of the main electrical panel to closely examine the wiring, breakers, bus bars, and grounding connections inside, looking for signs of overheating or corrosion. They use specialized diagnostic tools to test not just for power but for proper polarity, grounding, and the functionality of safety devices like GFCIs and AFCIs. Their trained eye can spot subtle code violations and potential hazards that a generalist would likely miss.

While a general home inspection is an essential part of the home buying process, a dedicated electrical inspection provides a much deeper and more reliable assessment of this critical system. A home inspector might flag an obvious issue like an outdated panel brand. However, an electrician can perform a load calculation to determine if that panel is dangerously undersized for the home’s needs. If a general home inspector recommends a “further evaluation by a qualified electrician,” it is because they have reached the limit of their expertise. For a true understanding of the safety and integrity of a home’s wiring, a dedicated inspection from a specialist is necessary.

During a comprehensive electrical inspection, our electricians uncover a variety of common problems, especially in older homes. One of the most frequent issues we find is an outdated or overloaded electrical panel. This can include panels from brands like Federal Pacific or Zinsco, which are known to have design flaws that make them unsafe. We also often find panels that are simply too small for the demands of a modern home, leading to overloaded circuits and a lack of space for new circuits. Improperly sized breakers, double-tapped breakers, and signs of corrosion or overheating within the panel are also very common findings.

Another major area of concern is outdated or improper wiring. Many older homes still contain knob-and-tube wiring or older aluminum branch circuit wiring, both of which pose significant safety and insurance challenges. We frequently find improper wiring connections, such as splices made outside of an approved junction box, which is a major fire hazard. We also commonly discover circuits where modern three-prong outlets have been installed on older two-wire circuits without a proper ground. This creates a false sense of security and a serious shock hazard. Damaged or frayed wire insulation in attics and crawlspaces is another regular discovery.

Finally, we often find a lack of proper safety device protection throughout the home. This is particularly true for Ground Fault Circuit Interrupter (GFCI) and Arc Fault Circuit Interrupter (AFCI) protection. We find missing GFCI outlets in required locations like kitchens, bathrooms, garages, and outdoor areas, which compromises shock protection. Many homes also lack the broader fire protection provided by AFCI breakers, which are now required by code for most living areas. Uncovered outlets, open junction boxes, and improper use of extension cords as permanent wiring are other common, easily correctable issues we identify.

The amount of time required for a thorough whole-house electrical inspection can vary, but it typically takes between two and four hours for an average-sized single-family home. The exact duration depends on several factors, including the size and age of the house, the accessibility of the electrical components, and the number of issues the electrician discovers that may require more detailed investigation. A larger home with multiple subpanels, extensive wiring in a finished basement, and outbuildings will naturally take longer to inspect than a smaller, simpler home.

Our electricians are extremely thorough because we want to provide you with a complete and accurate picture of your system’s health. The process involves systematically working through the entire house, from the outside service connection to the outlets in every room. A significant portion of the time is spent at the main electrical panel, where the electrician will carefully remove the cover and perform a detailed internal examination of all the components and connections. Testing a representative number of outlets and switches throughout the house also adds to the time.

We never rush an inspection. The goal is not speed but accuracy and completeness. An electrician who claims to be able to inspect an entire house in under an hour is likely not performing a sufficiently detailed evaluation. When you schedule an inspection with Gragg Electrical Services, we will give you a more precise time estimate based on the specifics of your home. We ask that homeowners ensure that the electrical panel and other areas like attics or crawlspaces are accessible to our electrician to help the process go as smoothly and efficiently as possible.

For the vast majority of an electrical inspection, there will be no disruption to your home’s power. Our electricians can perform most of their evaluation, including testing outlets and switches and visually inspecting wiring, while the power is on. You will be able to go about your day normally during this time. We understand that our clients need their power for work, school, and daily life, so we make every effort to minimize any inconvenience. We do not need to shut off the power to check for proper voltage, polarity, or the function of GFCI and AFCI devices.

There is, however, one key moment during the inspection when the power will need to be shut off briefly. For the electrician to safely remove the cover of your main electrical panel and inspect the live components inside, the main circuit breaker must be turned off. This de-energizes the bus bars and breaker connections, allowing for a safe internal examination. This power outage is typically very short, usually lasting only about fifteen to thirty minutes. Our electrician will always communicate with you clearly before shutting off the power to give you time to save any work on your computer or prepare for the brief interruption.

Once the internal panel inspection is complete, the electrician will securely replace the panel cover and then restore the main power. For the rest of the inspection, everything will be back to normal. We pride ourselves on clear communication and respect for your home and time. We will let you know exactly what to expect regarding any power interruption, and we will work to keep it as brief as possible while still performing a safe and thorough inspection of the most critical part of your electrical system.

Yes, absolutely. A detailed written report is a critical and standard deliverable of a professional electrical inspection from Gragg Electrical Services. After our licensed electrician has completed the comprehensive on-site evaluation of your home, they will compile all of their findings into a clear and organized document. This report serves as the official record of the inspection, providing you with a tangible summary of your electrical system’s condition. We believe that a verbal summary is not enough; a written report is essential for your records and for clearly outlining any necessary actions.

Our inspection reports are designed to be easy for homeowners to understand, even if you are not an expert in electrical systems. We avoid overly technical jargon and present the information in a straightforward manner. The report will detail the scope of the inspection, identifying all the areas and components that were examined. It will then list any and all deficiencies that were discovered, from minor issues to major safety hazards. We often include digital photographs of specific problems to help you see and understand exactly what and where the issue is. This visual aid is incredibly helpful for clarifying the situation.

Most importantly, our report will prioritize the findings. We will clearly categorize items into different levels of urgency. For instance, we will highlight any critical safety hazards that pose an immediate risk of fire or shock and recommend they be repaired immediately. We will also note any other code violations that should be addressed, as well as suggestions for future upgrades or improvements that could enhance your system’s safety or performance. Our electrician will review this report with you, answer all your questions, and provide a clear, no-obligation estimate for performing any of the recommended repairs.

In many cases, yes, a professional electrical inspection can potentially help lower your homeowner’s insurance premiums. Insurance companies base their rates on risk assessment. An older home with an outdated or unverified electrical system is considered a higher risk for an electrical fire. By having a licensed electrician perform a thorough inspection, you are providing the insurance company with a professional, third-party verification that your system is safe and up to current codes. This documentation can demonstrate that you are a proactive and responsible homeowner, which may qualify you for a discount or a preferred rate.

This is especially true if the inspection leads to safety upgrades. If your home has an obsolete and uninsurable panel, like a Federal Pacific or Zinsco panel, most insurance companies will refuse to write a policy or will charge an exorbitant rate. By having us inspect the panel and then replace it with a modern, safe one, you remove a major barrier to getting affordable insurance. The same applies to homes with outdated knob-and-tube or aluminum wiring. An inspection report that confirms this old wiring has been replaced with modern copper wiring can significantly improve your insurability and lower your costs.

Even if you do not have major outdated components, a clean bill of electrical health from a licensed contractor can be a valuable document. Some insurance companies offer specific discounts for homeowners who can provide proof of regular safety inspections and maintenance. It shows that the risk of an electrical fire, one of the most common and costly types of homeowner’s claims, has been minimized on your property. We recommend contacting your insurance agent to ask about their specific policies. We can provide you with the detailed inspection report and documentation of any completed repairs that they may require to process a potential discount.

If our electrician finds electrical code violations during the inspection, our first step is to document them thoroughly in our detailed report. The National Electrical Code (NEC) is a set of standards designed purely to ensure safety, so a code violation is, by definition, an unsafe condition. Our report will clearly explain what the violation is, where it is located, and why it poses a risk to your home and family. We will prioritize these findings, separating critical hazards that need immediate attention from less urgent compliance issues. Our primary goal is to provide you with a clear and honest understanding of your system’s condition.

Once you have the report, the decision on how to proceed is entirely yours. We are not regulatory enforcement officers; we are your safety consultants. We will provide you with a clear, no-obligation proposal that outlines the work required to correct each violation and bring your system up to the current safety code. We will explain the benefits of each repair and answer any questions you may have. You are not required to have us perform the work, but we strongly recommend that any identified safety hazards be corrected promptly by a licensed electrician for your own protection.

For home buyers, finding code violations during an inspection can be a powerful negotiation tool. The inspection report provides the documentation you need to go back to the seller and request that they either perform the repairs before closing or provide a credit so you can have the work done yourself. For current homeowners, the report serves as a roadmap for improving your home’s safety over time. You can choose to address all the issues at once or tackle them in stages, starting with the most critical hazards first. Our team at Gragg Electrical Services is here to help you navigate this process and make your home electrically safe.
